In today’s digital age, the importance of maintaining a robust online presence cannot be overstated, especially when it comes to someone trying to sell a home. With a majority of home buyers starting their property search on the internet, a strong online presence is a key factor in attracting potential buyers and ensuring a successful sale. Before you go sniffing out the best realtor in your area or hiring your cousin who just got into the business here’s a few things your realtor should bring to the table.
Professional Photography:
“A picture is worth a thousand words” holds true in the real estate. High-quality, professional photographs are the first impression potential buyers have of a property. If your realtor pulls out their iphone to start taking pictures I will personally come over and bite them for you. A good realtor should hire a photographer to take professional looking pictures of your home. A pro realtor will have a photographer that they regularly work with. You don’t want to sell a home with pictures that look like they came from somebodys myspace page.
Compelling Property Descriptions:
Every realtor says this is the most underrated aspect of an online listing. When I hear someone say that I tilt my head to the side as though I’m confused. A detailed description is important for 2 reasons. First it shows that you are serious. If your description says come check it out to see, I already hate your place. Second, if there is something unique or an issue you want to disclose this is a great place to do it. That way when potential buyers show up they don’t get turned off feeling you have wasted their time. In the DFW area foundation problems are consistently an issue. If you wait until people show up to your house to tell them that the home has serious issues, they will hate you. I may bite you if it is my client. Realtors who know the area can make a big difference. Knowing what makes Dallas more attractive than Highland Park, Fort Worth or Grapevine to your potential buyers is important.
Utilize Multiple Online Platforms:
Making sure that your property is listed on sites like Zillow, Redfin and Realtor.com is usually as easy as clicking a box on an MLS listing. Double check that your property is available on these websites after it hits the MLS. Otherwise, I may have to bite your realtor.
Virtual Tours and Videos:
Incorporate virtual tours and videos to provide an immersive experience for online visitors. Virtual tours allow potential buyers to explore the property as if they were physically present, fostering a deeper connection. Dogs just like humans are visual learners and need pictures and videos to sell a home. Videos, whether walkthroughs or professionally produced clips, can showcase the property’s unique features and its surrounding neighborhood. This is generally the best way to draw interest from Social Media.
Engage with Social Media:
Leverage the power of social media to amplify your online presence. Your realtor may want to do something as simple as a walk through video for your home. The real question is what demographic is most likely going to be interested in your property. If the home is a starter home buyers are most likely to be very price sensitive and highlighting the value is paramount. If the property is luxury tell a story that brags about all the special amenities that virtually no other property can claim. It also important to know what social media platform is more likely to reach you audience. For example Facebook tends to skew a little older, while Instagram is more popular for middle aged adults and Tik Tok is for a younger crowd (Not Republican Presidential candidates) The point is that your realtor should have unique and creative ideas to engage people to your property that fits with your comfort level. I one time ran an ARG for a client to try and draw attention to a luxury property. The best part is that it worked and the client was ecstatic with the sale of the property (I was the third realtor).
Listing and selling a property has become more complex over the last decade. Fortunately if your realtor is taking professional photos, writing good property descriptions, using multiple online platforms, doing virtual tours/videos and creatively using social media they should be able to draw interest to your property. These 5 steps are pretty crucial to draw the ever important eyeballs to your property. If you question the work or competency of your realtor in any of these areas it is probably time to find a different realtor.
